In the Summer of 2024, we were appointed to undertake a comprehensive maintenance and decorating project on four residential buildings located in Cheam, South-West London. These buildings contained 131 units in total, and required extensive repairs and decorative enhancements, both externally and to the communal internal areas, to bring back their aesthetic appeal for the residents.
The project included detailed work on the timber cladding, roofline and dormers which were showing signs of wear due to age and weather exposure. Over time, the roofline had suffered from loose and cracked fascia boards, broken guttering, and deteriorated lead flashing. The dormers also required attention for the same reasons, as their timber elements were rotting and falling apart.
Following the erection of scaffolding to some elevations, the next stage of the project involved a thorough inspection of all timber components. The fascia’s/soffits around the dormers were stripped down and the timber frames were replaced with treated, weather-resistant wood, and where necessary new fascia boards, soffits, and rainwater goods were installed, which are all made from durable materials that would withstand the elements for years. The cladding was also reviewed to ensure any rotten timber was replaced, and any resin repairs were carried out prior to decorating. The exterior timber cladding was then sanded, primed, and repainted with a high-quality weatherproof paint to ensure longevity. The internal communal areas were decorated to provide a clean and fresh finish.
By completing these repairs and cosmetic enhancements, the buildings not only regained their former charm, but also benefitted from more modern materials and techniques to ensure better protection against future weather damage. The project was delivered on time and within budget, ensuring that the properties remained safe, functional, and visually appealing for years to come.
By working with the Client and the residents, we were able to complete these works to a very high standard, in a safe manner, and the feedback from the residents has been excellent.
